Fall
Arizona's golden season. Temps drop to the 70s–80s. Perfect for hiking, outdoor school events, Halloween festivals, and fall community gatherings. The best window to explore parks and trails with kids.
Winter
Mild and sunny — highs in the 65–75°F range. Holiday events, outdoor dining, MLB Spring Training beginning in February. No snow shoveling, ever. The reason snowbirds keep coming back.
Spring
The most beautiful season. Wildflowers bloom, temperatures are ideal in the 70s–90s, and outdoor activities peak. MLB Spring Training, school sports, and family road trips to Sedona and Flagstaff.
Summer
Temperatures regularly exceed 105–115°F. Families adapt: outdoor activities before 9am and after 7pm; midday for indoor attractions, pools, and AC. Monsoon storms in July–September are dramatic and brief. Think of it as Arizona's "indoor season."
What I tell every family before they move
The families who settle in fastest are the ones who came prepared. Here's what I've told clients for 15 years — the things the internet doesn't explain clearly.
Move October through April. This is the single most important tip. Mild temperatures, lower demand on moving crews, and time to settle in before your first Arizona summer. Moving in June–August means 110°F+ heat during an already stressful process.
School boundaries are everything. Your home address — not just the district — determines which school your child attends. A home two blocks away can fall in a different attendance zone. Verify the specific school boundary before submitting an offer, using the Arizona Department of Education school finder. I provide boundary maps to every family I work with before they go under contract.
HOA communities are the norm. The vast majority of family-friendly neighborhoods in Arizona's top cities are HOA communities. Review the CC&Rs, monthly fees, reserve fund status, and any pending special assessments. Good master-planned HOAs fund amenities, maintain standards, and build community. Poorly run ones don't — know which you're buying into.
Arizona is a community property state. This affects how marital assets and property are treated legally, including how title should be held. Work with a local title company or real estate attorney on the first purchase.
Register vehicles within 7 days. Arizona requires vehicle registration and driver's license transfer within 7 days of establishing residency. Emissions testing required in Maricopa County. AZMVDNow.gov handles most transactions online.
