Featuring 360,000 square feet of office space across four buildings, a five-story hotel with 180 rooms, 795 apartments, and nearly 45,000 square feet of retail space, plus an additional 34,000 square feet for restaurants. The new plans reduce office space to 72,000 square feet in two buildings and commercial space to 45,115 square feet across eight buildings. Additionally, the updated proposal includes two hotels with a total of 196 rooms. The project will be built in phases, starting with infrastructure improvements along Pecos Road and Arizona Avenue. The second phase will involve part of the commercial plans, one hotel, and the multifamily component, while office buildings and auto dealerships will be developed based on market demand. VAI Resort Glendale: Unveiling Arizona's Largest Luxury Destination with New Theater and Conference Center The VAI Resort in Glendale, Arizona, which is under construction, is undergoing several significant changes, including plans for an indoor theater and a conference center. Housing Market Trends in Arizona – September 2024 We’re starting to see subtle yet significant signs of improvement in Arizona's housing market, primarily driven by lower mortgage rates. Listings under contract are up 2.5% from last year, a crucial change, considering the last year-over-year increase happened in January. However, active listings are rising too, meaning many new buyers are also sellers, and the move-up market is where most activity occurs. While this is great news for those upgrading, the overall Arizona market index is still trending downward. So, while we’re seeing some progress, the housing market remains far from a full recovery. How Falling Mortgage Rates Are Impacting Arizona's Market When the Federal Reserve cut its benchmark rate by 50 basis points, many anticipated mortgage rates would follow suit. But instead, mortgage rates edged up slightly, mainly because they are influenced by the 10-year Treasury bond yield, not the Fed's rate. This highlights how unpredictable mortgage rates can be. People often try to time the market, hoping for lower rates or political changes to impact their decisions. However, the reality is that the housing market is less affected by politics than many think. For example, while the rate cut made Arizona real estate more affordable for foreign buyers by weakening the dollar, this shift had more to do with economic fundamentals. Buyers Are Gaining Leverage in Arizona As buyers gain more leverage in negotiations—especially in lower and middle price ranges—the real estate market is slowly shifting. Though still moderate, buyers are starting to have the upper hand, especially in cities like Fountain Hills, which posted a 10% market index increase, and Paradise Valley, which surged ahead with an impressive 25% gain. Other cities showing slight improvements include: Buckeye Scottsdale Cave Creek Surprise Glendale However, cities like Phoenix and Mesa have seen market index declines, along with Avondale, Chandler, and Peoria. Struggles in the Outer Edges of the Arizona Market The outer edges of the Arizona market are seeing the most significant struggles. Cities like Coolidge, Arizona City, Tonopah, Eloy, and Florence are among the weakest performers. On the flip side, 55+ communities are seeing mixed results, with Sun City and Sun City West showing modest gains of 1.7%, while Sun Lakes held steady with a 4.6% rise. Opportunities for Savvy Home Buyers in Arizona Did you know that recessions often signal a housing market rebound? After more than two years of sluggish sales, both buyers and sellers are beginning to re-enter the market. Historically, home prices have remained stable, and mortgage rates tend to decline during recessions. According to Arizona’s employment report, private sector earnings rose by 7.3% year-over-year, outpacing both inflation and home price growth. This presents an excellent opportunity for buyers as higher incomes, lower rates, and stable home prices create a favorable environment. Buyers should take advantage of increased listings in cities like Phoenix, Scottsdale, and Peoria. With less competition and more homes available, the next few months could provide the perfect window to buy. Why Now is the Time to List: Sellers Seize Opportunities September and October are the last big months for home sales before the holiday season kicks in. Homes currently stay on the market for around 33 days before securing an offer. So, if you’re planning to sell, now is the time to list and ensure your home stands out from the competition. For homes under $2 million, lower mortgage rates are expected to drive demand. However, the luxury real estate market—especially homes priced over $2M—may see slower sales as 55% of these transactions are cash deals, unaffected by mortgage rates. Nevertheless, September luxury listings are performing better than in previous years. Debunking the Myth of Political Impact on Arizona Real Estate As we approach the November elections, it’s natural for people to wonder if political outcomes will affect the housing market. However, the truth is that presidential elections have little impact on home sales. Looking at historical data, we can see that home sales in election years tend to follow typical market patterns: 2004 and 2020 saw stronger sales than non-election years. 2012 and 2016 aligned with normal trends. 2000 and 2008 had weaker sales, though both coincided with recessions. The reality is that home sales are driven more by life events—like family changes, job relocations, and estate matters—than by political decisions. Cities like Scottsdale, Gilbert, Maricopa, Goodyear, and Peoria have also posted increases this past month. However, significant declines have been observed in the Southeast Valley, particularly in Tempe, Chandler, and Mesa, as well as in Avondale. Currently, nine out of the 17 cities analyzed are in a seller’s market, with a market index above 110. Three cities are balanced, and the remaining five are classified as buyer’s markets. Foreclosure activity remains low, indicating that the recent softness in sales prices isn’t being driven by distressed properties. Although the past three months have seen weaker-than-usual sales prices following a strong April, I believe this period of decline has likely ended, and prices are poised to rebound. If recovery doesn’t occur within the next month, I anticipate a turnaround by mid-October. The high-end market has been particularly quiet during the hottest months, but its resurgence will likely boost overall sales price averages in the coming months. The lots are shovel-ready, with grading set to begin immediately. Of the 243 lots, 40 will be extra-large with attached RV garages. Homes, priced from $450,990 to $786,990, will range from 1,850 to 3,217 square feet, with sales expected to start next year. The new community, White Tank Vistas, is located at Northern Avenue and Beardsley Canal Road, about four miles west of Loop 303. The homebuilder recently completed two nearby communities, Azure Canyon and Aria Ranch, and continues to expand in the area. The White Tank mountain range, a preserve with trails and waterfalls, borders the new development. In addition to these 243 lots, the homebuilder is developing 1,473 lots throughout metro Phoenix, with four new communities set to open this year. These developments will more than double the company's presence in the Valley after selling 759 homes in 2023. Luxury Townhomes Coming to Scottsdale’s Cavasson Development by Toll Brothers Toll Brothers Inc. has applied to develop 136 luxury townhomes, called Toll at Cavasson, on an 11.27-acre site within the 135-acre Cavasson development in Scottsdale. This mixed-use area, developed by Nationwide Realty Investors, includes offices, hotels, restaurants, and multifamily residences. The new townhomes will feature individual garages, private outdoor spaces, and community amenities such as a swimming pool, fire pit, and game lawn. With 54 guest parking spaces, the development aims to meet the growing demand for diverse housing options in the area. Nationwide Realty Investors acquired the land for $83 million in 2018. Toll at Cavasson will be located northwest of existing office buildings that host several major employers. Recent leases at the Cavasson East office building include Osaic, which is taking 29,000 square feet. The builder continues to grow and plans to scale up to 1,100 homes a year. In 2023, Mattamy Homes sold 759 homes in Arizona, marking a record year. The company is integrating into existing master-planned communities, including Bella Vista Farms in San Tan Valley and a new project in Queen Creek. In the West Valley, Mattamy's largest project, Las Ventanas in Goodyear, will offer 412 lots with homes starting at $450,000. Another West Valley project, Tyler Ranch in Buckeye, will feature 303 entry-level homes starting at $389,000. Both communities aim to open sales in December. To accommodate workers from Taiwan Semiconductor Manufacturing Co., Mattamy is developing two communities in Surprise: Miravida and Tierra Vistoso, with homes priced from $420,000 to $550,000. Emphasizing natural light and modern design, Mattamy uses 20% more windows than competitors. The company has plans for an additional 12,000 lots in metro Phoenix, demonstrating their long-term commitment to the market.   Signature At San Tan Village in Gilbert Gains Approval, Featuring Whole Foods and Dick's House of Sport A new retail center in Gilbert, featuring major tenants like Whole Foods, passed a key approval on June 5. The Gilbert Planning Commission approved the site plan, landscaping, elevations, and floor plans for Signature At San Tan Village, a 30-acre development near Williams Field Road and San Tan Village Parkway. Anchored by Whole Foods Market and Dick's Sporting Goods House of Sport, the project will add 11 buildings totaling 326,731 square feet of retail, dining, and commercial space.  The 120,000-square-foot House of Sport will be twice the size of a typical Dick's Sporting Goods store, offering sports gear, athletic apparel, footwear, and golf equipment. It will also feature interactive elements like an indoor climbing wall, golf simulators, and batting cages. This new store will replace an existing Dick's Sporting Goods across the street at the SanTan Village outdoor retail center.   Queen Creek's $120M Mixed-Use Project, The Switchyard, Announces Anchor Tenants The developers of a mixed-use project in Queen Creek have announced anchor restaurant tenants before breaking ground. The development firm has unveiled plans for a $120 million mixed-use project at the northeast corner of Ellsworth and Ocotillo roads. The development, named The Switchyard, will span 10 acres and feature 54,000 square feet of restaurant, retail, and office space, along with multifamily residential units. Construction is expected to begin in the fourth quarter of 2024. Queen Creek, a rapidly growing suburb, is also home to LG Energy Solution Ltd.'s $5.5 billion battery manufacturing complex, driving industrial development and housing demand.  Valley-based restaurants Postino and The Porch are the first tenants to sign leases for The Switchyard. Originally planned as Saddleback Heights in the 1990s, the land has been inactive for quite some time. Saddleback Heights is one of the last remaining development opportunities of its size in the Phoenix metro area. The Saddleback community is now approved for 8,089 single-family and 180 multifamily units and is located near the Taiwan Semiconductor Manufacturing Co.'s plant in north Phoenix, where other homebuilders are planning thousands of new homes. Abandoned Laveen Village Golf Course to Transform into The Score at Cottonfields An abandoned golf course at the southeast corner of 59th and Southern avenues in Phoenix's Laveen Village is set for revitalization after years of negotiations between the owner, Alan Robinson, and local residents. Initially planned to be transformed into a 90-acre park with 800 homes, the new plan, led by zoning attorney Adam Baugh, reduces the homes to 415 and focuses on restoring the golf course. The developer will construct a new 20-hole golf course, golf simulators, and a new clubhouse with a food and beverage focus. The project, now called The Score at Cottonfields, will be self-funded, with maintenance supported by dues from the new homes. A Phoenix City Council vote is expected in September. Lane Park: Scottsdale’s New Bar with Unique Games and Indoor Ice Curling A new bar in Old Town Scottsdale, Lane Park, opened on May 20 at 7232 E. New Legislation Allows Casitas and ADUs Statewide in Arizona House Bill 2720 has been approved, making it legal to build casitas or accessory dwelling units (ADUs) across Arizona. This new legislation permits ADUs and casitas statewide, allows you to advertise single-family homes or casitas as separately leased long-term rentals, and prevents municipalities from imposing strict requirements such as resident relationships, additional kitchens, parking, or specific design matching for casitas. New Japanese Entertainment Concept Coming to Chandler Fashion Center Round1 Bowling & Arcade, a Japanese-based entertainment chain, is further expanding in the Valley, Arizona. After establishing a location in Glendale at Arrowhead Towne Center in December 2023, Round1 has now secured a 65,000 square-foot space in Chandler Fashion Center and already has a presence in Tucson. The new Chandler location, formerly a Sears, aligns with Macerich Co.’s strategy to revitalize its malls with high-traffic entertainment options. This growth contributes to increased foot traffic and the attraction of new visitors, as seen with the recent successful launch of Scheels at the same mall. Round1 is known for bringing unique Japanese gaming experiences to the U.S., offering a diverse range of activities for all ages.   Sunrise Market Set to Open This Fall: Expanding Retail and Dining Options in Verrado This fall the Verrado master-planned community in Buckeye, will see the opening of about 35,000 square feet of new shops and restaurants in its Sunrise Market. Located near the Main Street commercial district, construction of the five-building retail center is well underway. With 80% of its spaces already leased, Sunrise Market will feature a variety of much needed establishments including breakfast eatery Haymaker, W & Z Asian Bistro, and Ropers Provisions steakhouse, along with Bosa Donuts, Bobazona, DeGino coffee, West Rose wine tasting, pilates studio, swim and ride shop as well as hair and nail salon. There are future plans for an additional 80,000 to 100,000 square feet of commercial space, potentially including retail, residential, and office areas. The design of Sunrise Market emphasizes pedestrian access and integrates with the community's vision of a walkable, vibrant area.   New International Dark Sky Discovery Center Coming to Fountain Hills, AZ The International Dark Sky Discovery Center, soon to be a significant 23,000-square-foot science facility in Fountain Hills, Arizona, is poised to become a hub for both education and astronomy. The center will feature a planetarium, an observatory, an exhibit hall, and a theater among other amenities. Notably, it will be the first facility of its kind focused on dark sky preservation, partnering with institutions like the Smithsonian to enhance its global appeal beyond just being a local attraction. Fountain Hills was chosen for this center due to its status as one of the few International Dark Sky Communities near a major metropolitan area, allowing the center to serve as a vital educational resource for Arizona schools from K-12 through to university level. The center aims to inspire future scientific minds and protect dark skies, a precious natural resource increasingly obscured in many places.   Center Court Pickleball to Open New Luxury Facility in Gilbert, AZ Center Court Pickleball is launching a new luxury indoor facility in Gilbert with a grand opening ribbon cutting scheduled for May 15. This 30,000-square-foot venue will boast 10 high-tech pickleball courts, a members' lounge, stretch areas, and locker rooms complete with showers. It also features a wellness area with HydroMassage and CryoLounge chairs for recovery. The club is designed to enhance the pickleball experience for players of all levels, offering amenities like a self-serve beverage wall, quick food options, a retail shop, and exclusive member benefits. Membership prices start at $139 a month. Additional clubs are planned to open in Scottsdale and Glendale later in the year.   Pedal Haus Restaurant Opens New Location in Downtown Mesa, Contributing to Area's Revitalization The new Pedal Haus brewery and restaurant in downtown Mesa will feature a design that retains many elements of the original auto body shop, paired with a vibrant food menu offering items like burgers, Bavarian pretzels, and Nashville hot chicken sandwiches. Mesa Mayor John Giles praised the location as ideal for enhancing the local brewery scene, highlighting the anticipated festive atmosphere and live music. Major New Developments in Greater Phoenix Metro: TSMC's $65 Billion Investment, Goodyear's Downtown, and More

TSMC's $65 Billion Investment Sparks Semiconductor Renaissance in Phoenix, New Third Plant to be Operational by 2030 The U.S. Department of Commerce and Taiwan Semiconductor Manufacturing Company (TSMC) have entered a non-binding preliminary memorandum of terms (PMT) to potentially provide up to $6.6 billion in direct funding under the CHIPS and Science Act. This funding aims to support TSMC's investment of over $65 billion in constructing three new greenfield fabs in Phoenix, dedicated to manufacturing the world's most advanced semiconductors. The proposed investment by TSMC is set to create approximately 6,000 direct manufacturing jobs, along with over 20,000 construction jobs and numerous indirect employment opportunities throughout the decade.  TSMC's investment is not only significant for job creation but also for catalyzing investment across the semiconductor supply chain, with 14 direct suppliers planning to expand or establish facilities in Arizona or elsewhere in the U.S. TSMC's three fabs in Phoenix are expected to produce cutting-edge chips powering various technologies such as 5G/6G smartphones, autonomous vehicles, and AI datacenter servers. The company anticipates commencing high-volume production in the first fab by the first half of 2025. Additionally, TSMC has allocated $50 million for workforce training initiatives in partnership with educational institutions like Arizona State University and Maricopa Community College.   Goodyear's Future Downtown Takes Shape with Goodyear Way Construction and GSQ Development Red Development and Globe Corp. have commenced construction on Goodyear Way, a significant thoroughfare linking Goodyear's upcoming Civic Square and public park to the future downtown area. This road infrastructure project aims to seamlessly integrate the new developments with the municipality's evolving urban landscape. Goodyear Way will intersect with the 150-acre mixed-use development situated north of McDowell Road on the east side of 150th Drive. This area, dubbed GSQ, is set to become a vibrant downtown district, featuring an array of amenities including shops, restaurants, and office spaces. Among the notable establishments planned for GSQ are The Stillery, Bacchus Wine Bar, High Tide Seafood Bar & Grill, The Yard Milkshake Bar, Shake Shack, and Over Easy. Additionally, Westside Concepts has unveiled Copper & Sage as the name of its forthcoming restaurant at GSQ, promising a gastropub experience infused with Southern influences. Scheduled to open later this year, Copper & Sage aims to provide a welcoming ambiance for casual gatherings or special occasions.   Pickleball and Nightlife Concept Coming to Mesa Riverview Center Newport Beach, California's Dink & Dine Pickle Park is set to feature both indoor and outdoor pickleball courts across two retrofitted buildings located at 1017 N. Dobson Road. The north building, spanning just over 17,000 square feet, is designated for an on-site restaurant, while the larger south building (24,603 square feet) will house indoor pickleball courts and a small food and beverage venue. An outdoor central area between the buildings will accommodate additional outdoor pickleball courts and space for family-friendly activities. Mesa Riverview, situated at the Dobson Road and Loop 202 intersection on the Tempe-Scottsdale border, is a sprawling 1 million-square-foot center offering a variety of shopping, dining, and entertainment options. It hosts major retailers such as Walmart, Bass Pro Shops, The Home Depot, Burlington, and a Cinemark movie theater. Dining choices on-site include Raising Cane's Chicken Fingers, Famous Dave's Bar-B-Que, and Fazoli's.   David Weekley to Develop New Gated Community in Verrado The construction of 334 new homes is planned on a 110-acre parcel located within the Verrado master-planned community. This new community, named Regent Hills, will be a gated community featuring private amenities and will be developed by David Weekley. Regent Hills is positioned around a small mountain, offering a picturesque setting for its residents. Currently, details such as the floorplans and pricing are not available, but they are expected to be announced later this year. Additionally, Regent Hills will introduce brand new product lines from the builder, although the exact size of the homes has yet to be determined.   Expansive Master-Planned Community Unveils Dynamic Development Plans in San Tan Valley, AZ Within the vast 1,500-acre Bella Vista Farms master-planned community, more than 750 acres are designated for development, currently progressing through various entitlement stages. Discussions with builders are ongoing regarding a proposed 200-acre active adult concept, alongside plans for upcoming phases featuring traditional single-family homes, anticipated to debut within the next 12 to 18 months. Models for these phases are scheduled to commence construction in the fall, offering diverse options such as the NextGen multigenerational and NextGen with RV garage. Sales are expected to begin in summer 2025, with homes ranging from 2,100 to 3,200 square feet and priced between the high $400,000s and high $500,000s.   Scottsdale Developer Unveils Upscale Retail Center, 83 Marketplace, in Peoria's Thriving District Scottsdale-based Cavan Companies has unveiled a newly constructed Class A retail center, 83 Marketplace, situated prominently at the corner of 83rd Avenue and Happy Valley Road in Peoria, Arizona. The development encompasses three buildings and is set to feature a Seven Brothers restaurant concept at its focal point. Alongside Seven Brothers, the center will host an array of upscale tenants such as Bourbon & Bones, The Stetson Social, F45 Training, Herbal Nail Bar, Salon Blissful, and Heartland Dental. Spanning 19,800 square feet, 83 Marketplace offers contemporary retail and dining spaces designed with pedestrians in mind, boasting ample canopies and patio dining areas with scenic views of the adjacent Sunrise Mountain Preserve. With over 6,000 residences within a five-mile radius and an anticipated annual area growth rate of up to 5.5%, the property enjoys significant market potential. Positioned along Happy Valley Road, the center benefits from high visibility, with approximately 31,000 vehicles passing by daily. Additionally, a Phase 2 parcel for the project is available, encompassing a 4.27-acre site adjacent to the completed Phase 1 buildings. Priced at $4.75 million, the parcel is shovel-ready, featuring completed infrastructure, utilities, and drive aisles. Approved building plans for a 11,519-square-foot Building 4 and a 10,195-square-foot Building 5 have been secured through the City of Peoria, presenting an opportunity for further expansion and development.   Randy's Donuts Expands to Phoenix, Among Seven New Locations Set for 2024 Randy's Donuts, the iconic chain known for its giant rooftop donut, is set to open its first Phoenix location at 5709 North 7th Street, with doors expected to open on April 23. This expansion is part of the chain's ambitious plan to reach 50 locations worldwide by the end of the year. Offering over 60 varieties of classic, deluxe, fancy, and premium donuts, along with their signature Randy’s Rounds, the company continues to attract customers with both delicious treats and Instagram-worthy aesthetics.
