Victory at Verrado: The Complete Guide to Buckeye's Premier 55+ Community

Victory at Verrado is the 55+ district within Verrado, a much larger master-planned town in Buckeye that includes retail, schools, and all-ages neighborhoods. Victory occupies roughly 1,200 hillside acres within Verrado, giving it its own clubhouse, its own golf course, and its own age-restricted HOA — while residents still walk to Verrado's Main Street shops, restaurants, and services.
The community broke ground in 2015 and celebrated its grand opening in January 2016, making it one of the newer large-scale 55+ developments in the Phoenix metro. Because it's still building out, buyers can choose between brand-new construction from an active builder and resale homes in more established sections — a flexibility older, fully built-out communities can't offer.
Lifestyle programming and HOA management are handled by Cohere (formerly operating as DMB Community Life), which has run Victory's resident engagement since 2016. Where to Retire magazine has named Victory at Verrado a "best place to retire," and Verrado as a whole has been recognized among the 50 Best Master-Planned Communities in the U.S.
Six builders, one community — more variety than most.
Victory isn't built by a single developer. Several national and regional builders operate here, each with their own floor plans and price points, which is part of why the architectural mix feels more varied than most single-builder 55+ communities.
Victory's builder roster has also included Maracay Homes (the community's top-selling builder in 2017) and Tri Pointe Homes, which debuted its Freedom Collection here in early 2015 as one of Victory's original builders. Their homes are now part of the active resale market rather than new construction.
Across all builders, homes range from around 1,070 to 3,670 square feet, with two to four bedrooms and one- to four-car garages. The reported average sale price sits around $588,600, with overall resale and new-construction pricing spanning roughly $300,000 up to $1.3M+ for larger, newer, or view-lot properties.

This is the question we get asked most, and the one most guides get wrong by quoting a single number. Victory buyers pay into two separate associations.
Victory District Association
The age-restricted district fee. Funds the Victory Club, fitness center, pool, and lifestyle programming exclusive to the 55+ section.
Verrado Community Association
The master-planned community's fee, layered on top since Victory sits inside the larger Verrado development. Covers parks, common areas, and Main Street upkeep.
Some sources cite figures as low as $88–$118/mo for older Victory-only assessments and as high as $305/mo for certain product types, including an additional recreation fee on townhomes. Builder-specific "service area" assessments can apply on top in newer phases. The Victory Club
A 35,000-square-foot clubhouse set at the base of Tiger Mountain, roughly 1,900 feet above the valley floor, designed by planning firm Hart Howerton. Includes three terraced resort-style pools, a separate 25-yard, five-lane lap pool, a whirlpool spa with a fire pit, the 7,000-square-foot Life Performance Training Center (cardio, a Movement Studio, and an outdoor Yoga Lawn), the Sports Den (billiards, a whiskey bar, and wall-to-wall screens), a demonstration kitchen and Chef's Garden, and men's and women's locker rooms.
Golf, Two Courses Deep
Residents have access to two Tom Lehman-designed 18-hole courses: the Victory Course and the Founders Course at Verrado Golf Club.
