On-base housing (Luke Family Homes)
On-base housing is privatized and managed by Luke Family Homes.2 Organized by rank and family size, your BAH covers rent entirely — utilities including gas and electricity are typically included. Neighborhoods feature community pools, playgrounds, fitness areas, and walking paths. Your sponsor & in-processing
Every incoming service member should be assigned a sponsor by their gaining unit. Your sponsor is your first point of contact for base access on arrival, local resources, and the countless questions that don’t fit neatly into any official guide. If you have not been assigned a sponsor, contact your gaining unit’s CSS proactively.
During normal duty hours, report to your unit’s Commander’s Support Staff (CSS) in uniform first, then proceed to the Military Personnel Section (Building 1150) for formal in-processing. Bring your orders, ID, all travel voucher paperwork, and medical/dental records.
Arizona weather: what to actually expect
If you are coming from the Pacific Northwest or Midwest, Arizona’s climate will feel like a gift for nine months of the year. The key is understanding how to handle summer — which here is serious business.
Hydration is non-negotiable. Low humidity means sweat evaporates instantly — you will not feel as hot as you are, which makes dehydration sneaky. Aim for 80–100 oz of water daily in summer months.
Monsoon season (July–September) brings dramatic afternoon thunderstorms, dust storms called haboobs, and flash flooding. If you see a dark wall of dust on the horizon, pull over and wait it out. Never drive through flooded washes — “turn around, don’t drown” is a genuine survival rule here.
Time outdoor activities wisely. From May through September, early morning (before 8 AM) and evening (after 6 PM) are your outdoor windows. Mid-day exercise during peak summer is genuinely dangerous, especially for children and pets.
Winters are outstanding. November through March brings highs in the 60s–70s, full sunshine, and minimal rain. This is when the West Valley becomes one of the best places to live in America.

Any qualified buyer can assume your VA loan at your original rate. If the assuming buyer is a veteran and substitutes their entitlement for yours, your entitlement is freed immediately. A low locked-in rate is a powerful selling point in today’s market.3
